How Much Is My Website Worth (And the BIG Secret EVERY Online Entrepreneur Needs to Know)

How much is my website really worth? Can I sell if for big bucks, or do I need to work on it for a while longer to increase its value? How much traffic does a website need to make it worth good money? And do I need to be profitable right now for my website to have value, or can I find a buyer EVEN if I've never made a dime? In this article we are going to take a quick and easy look at how to make money from selling your website, and the #1 secret that add thousands of dollars of value to your online assets before you close. How to value your website:
First, from a revenue standpoint, the most common metrics for deciding how much you should charge for your site is typically about 2.2 to 2.7 times the amount of profit your site generates. If you are doing $200 a month in AdSense revenue for example, that translates into a conventional valuation of somewhere in the neighborhood of $5K to $7K, as a loose estimation.
Is that a hard and fast rule, or do sites sell for a lot more, and a lot less than those sorts of metrics?
Good question, and one that's pretty easy to answer. The truth is, sites sell for all sorts of reasons and there is NOT a one sized fits all rule for how much you can ask for, or get for your website.
For example?
If you've spent a lot of time developing the property, you might want to charge a lot MORE than the sales figures reflect. If the domain name is memorable, or if the traffic is trending UP in a big way, or even if the site has some sort of topical relevance to an upcoming event that has gravitas or importance in the world at large...OR your local community, you can get many multiples of that amount with expeditious ease.
Remember, much like real estate in the "real" world, buyers often buy things based on emotion, and a really great site with a great domain name and a premium template and a lot of polish CAN be much more important to a potential buyer than the amount of money it's earning right now.
For example - in my own business, we've recently registered and started developing a whole bunch of political websites in advance of the next presidential election. I don't anticipate them making much money between now and then...but I do believe they'll have lots of intrinsic value to people on both sides of the political landscape that makes developing them a good investment.
On the other side of the street, you really should NOT sell your site for less than 2x annual earnings unless you know something very serious is about to affect the site in a negative way, simply because you are far better of keeping it, than selling it for LESS than it's worth.
